HSI Development was proud to have been selected to build the new 160,000 square foot Derse, Inc. National Headquarters building in the Menomonee Valley.

This inaugural project for HSI quickly became a labor of love for HSI Principals Ryan D. Schultz and Brett W. Haney.  Literally thousands of hours were poured into this highly complex and equally high profile project.

The light manufacturing and class “A” office complex is owned solely by Ryan D. Schultz and Brett W. Haney.  The facility will be leased long-term to Derse, Inc., a national design-build trade show exhibit manufacturer.

The mix of New Market Tax Credit and Industrial Revenue Bond financing created a low cost of capital that raised investment returns while lowering tenant rents. 

The facility; designed by local firm Eppstein Uhen Architects was built by Hunzinger Construction Co., and is poised to be the first LEED Silver Industrial building in the state of Wisconsin.
