HSI Properties is currently seeking investment opportunities within the criteria listed below:

Transaction Size: $1 to $8 Million, although we are capable of facilitating much larger transactions

Transaction Description:

  1. Value-Add Opportunities
  2. Stabilized Income Producing Assets
  3. Distressed Short Sales

Targeted Opportunities:

  1. Apartments/Multi-Family: 24 - 200 units in Metro Milwaukee and Metro Madison. Stabilized and/or product allowing value enhancement through renovation or the ability of reset below-market rents.
  2. Office: Product allowing value enhancement through lease-up and/or capital infusion for tenant or real estate improvements. 30% or greater vacancy
  3. Industrial: Stabilized assets in well located industrial parks. Minimum of 3 years left on current lease. Sale-leaseback transactions
  4. Storage: 200 + units, well located

Transaction Structure: No financing contingency. 60 days to close

Broker Protection: Brokers will be protected in the event the property is not exclusively listed

Geographic Preferences: Midwest region with an emphasis on Metro Milwaukee, Metro Madison, and I-94 corridor to the Illinois state line
